Base rent is the charge for occupying the space. Additional rent covers other costs assigned to you by the lease, which may include property taxes, insurance and shared maintenance. Check exactly what is included.

The right industrial property should fit the way your business works. Before comparing warehouses in Vancouver, Burnaby, Richmond, Surrey, Langley or Abbotsford, write down what must happen inside—and outside—the building each day.
Map a typical trip from your suppliers to the property and onward to your customers. Test the route at the times your drivers actually travel. A location that looks convenient on a regional map may involve bridge crossings, difficult turns or delivery restrictions that matter to your operation.
On a viewing, check how trucks enter, turn, load and leave. Ask whether the loading area is shared, whether deliveries need to be scheduled and where vehicles can wait without blocking another business.
A warehouse’s advertised size tells only part of the story. Compare clear height, loading-door dimensions, electrical service, usable storage space and the proportion devoted to offices. Bring equipment measurements and ask a qualified specialist to confirm whether the building can support your intended operation.
For a strata unit, ask for the relevant bylaws and rules. Investigate restrictions affecting deliveries, noise, parking and outdoor storage before relying on a space for those activities.
An industrial listing category does not establish that every industrial activity is allowed. Confirm your specific operation with the municipality. Surrey’s online services include COSMOS property and zoning information. In Abbotsford, the property information search provides development information, including zoning. Use these as starting points for property-specific questions.
