Two spaces with the same base rent can have different total costs. Ask what is included, which expenses are additional, and how costs may change during the term. Fit-out, moving and utilities also belong in your budget.

A few terms worth knowing.

Base rent & additional rent

Base rent is the charge for occupying the space. Additional rent covers other costs assigned to you by the lease, which may include property taxes, insurance and shared maintenance. Check exactly what is included.

Triple net (NNN)

A lease structure where the tenant typically pays base rent plus a share of property taxes, insurance and operating or maintenance costs. The lease defines the actual responsibilities.

Tenant improvements

Changes that adapt a space for your business. A landlord may negotiate a contribution toward the work; confirm the amount, approvals, payment conditions and who owns the improvements.

Renewal options

An option may allow you to extend the lease under specified conditions. Notice deadlines and the method for setting the new rent matter—renewal is not automatic.
