Buy · Commercial Real Estate

Find a property that fits your plans.

Buying for your business or your investment portfolio? We help you compare commercial opportunities across Vancouver, the Lower Mainland and the Fraser Valley, with your goals at the centre of the search.

Start with your purpose

A useful search begins with what the property needs to do for you.

  • Define location, space, access and timing.
  • Discuss your budget and financing preparation.
  • Separate essential requirements from preferences.

Compare the details

Look beyond the listing photos and asking price.

  • Coordinate tours and property information.
  • Review current tenancy and available income information.
  • Identify questions for lenders, inspectors and other advisers.

Move forward with a plan

Keep the offer and investigation process organized.

  • Discuss offer terms and conditions.
  • Coordinate information requests and key dates.
  • Stay in communication through the steps toward completion.

A useful perspective

Buying for your business or for income?

An owner-occupier may prioritize access, layout and room to grow. An investor may focus on tenancy, expenses and future leasing potential. Tell us which objective matters most so we can shape the search around it.

Good questions. Clear next steps.

Before your next move.

What should I prepare before searching?

Bring your preferred areas, approximate budget, target size and timeline. If you are buying for your business, include your intended use, parking, loading and power requirements.

What does due diligence mean?

It is the investigation of a property before you commit on the agreed terms. The questions may cover condition, permitted use, tenancy, financing and other matters specific to the property. Your professional advisers help determine the appropriate checks.

Can a property suit my business but still need work?

Yes. Layout, equipment, accessibility and fit-out requirements deserve attention early. We help identify questions for the appropriate specialists so you can consider the space alongside the work it may require.

Sell · Commercial Real Estate

Present your property with purpose.

A thoughtful sale starts with your objectives. We help commercial property owners prepare, position and market their properties across Vancouver, the Lower Mainland and the Fraser Valley.

Understand the opportunity

Build the strategy around the property and your plans.

  • Discuss timing, priorities and current occupancy.
  • Review relevant listings and completed sales.
  • Identify the information buyers will need.

Prepare for the market

Give buyers a clear, useful picture of the opportunity.

  • Organize property details and supporting documents.
  • Plan presentation, photography and listing material.
  • Agree on pricing and a marketing approach.

Manage the conversation

Keep inquiries and negotiations moving with clear communication.

  • Coordinate viewings and information requests.
  • Review offers beyond the headline price.
  • Track conditions and next steps with your advisers.

A useful perspective

The strongest offer is about more than price.

Timing, conditions and the proposed path to completion can matter alongside the offer amount. We help you compare the whole proposal against what you want to achieve.

Good questions. Clear next steps.

Before your next move.

What information should I have ready?

Start with the property address, size, current use, occupancy and your ideal timing. For an income property, available leases, rent information and operating expenses can help buyers understand the opportunity.

Should I make improvements before selling?

Start with a conversation before committing to work. The right preparation depends on the property, likely buyers and your budget. We can discuss presentation priorities and where specialist advice may be useful.

How will we decide on an asking price?

We discuss comparable market activity, property characteristics, tenancy and your objectives. Asking prices are only one part of the picture; the strategy should also consider relevant completed transactions and current competition.

Investment & Development · Commercial Real Estate

See the opportunity. Understand the questions.

Whether you are evaluating an income property or a development site, we help organize the real estate side of your next move in Vancouver, the Lower Mainland and the Fraser Valley.

Investment properties

Match the opportunity to your objectives.

  • Discuss property type, location and investment priorities.
  • Review available tenancy, income and expense information.
  • Identify questions about vacancy, repairs and future leasing.

Development sites

Start with the site and the work needed to understand it.

  • Explore sites and potential land assemblies.
  • Consider access, existing improvements and surrounding uses.
  • Coordinate questions for planning, environmental and technical advisers.

Project positioning

Connect the property decision with the intended market.

  • Discuss the audience and proposed use.
  • Plan the sales or leasing approach.
  • Coordinate real estate support alongside your project team.

A useful perspective

Potential is a starting point, not an approval.

A listing description does not establish what can be built. Site-specific planning, servicing and technical questions need to be explored with the municipality and qualified advisers before relying on a development concept.

Good questions. Clear next steps.

Before your next move.

What is useful to share at the first meeting?

Tell us your preferred locations, property types, approximate budget, timeline and intended role. Let us know whether you are seeking existing income, space for a business or a development opportunity.

Why look closely at the tenancy?

Lease terms, renewal dates, occupancy and operating responsibilities help explain how an income property functions. We help organize the available information and questions for your review.

Can you help after identifying a site?

We can discuss project coordination, market positioning and sales or leasing support. The scope is agreed around your project, working alongside your planning, legal, financial and technical advisers.

Property Valuation · Commercial Real Estate

A clearer view of your property’s market position.

Thinking about selling, leasing or planning your next move? Start with a conversation about your commercial property, its current use and your goals.

Your property

The details provide the starting point.

  • Location, size, use and condition.
  • Current occupancy and tenancy information.
  • Access, parking and other notable features.

The market

Context helps explain the opportunity.

  • Relevant completed transactions where available.
  • Current listings and competing space.
  • Differences that make comparisons more useful.

Your next step

Turn the discussion into a practical plan.

  • Clarify whether you are considering a sale or lease.
  • Discuss timing and presentation priorities.
  • Identify further documents or specialist input needed.

A useful perspective

Useful information makes for a better conversation.

An address is a good start. Floor plans, available leases, income and expense records, and details of recent improvements can help us understand the property more fully. Share what you have; we can discuss what else would be useful.

Good questions. Clear next steps.

Before your next move.

What should I submit?

Provide the property address, current use, approximate size and whether you are considering selling or leasing. Add your timeline and any other details you would like us to consider.

Is this a formal appraisal?

This is an initial market-position discussion with our real estate team. If you need a formal appraisal for a lender, tax matter or another specific purpose, tell us so that the appropriate professional can be involved.

Can we discuss a property that is currently leased?

Yes. Let us know its occupancy and the documents available. Tenancy details can be relevant to a sale or leasing strategy. Avoid sending confidential tenant information through the initial enquiry form.

For Landlords

Give your property a clear position.

A leasing strategy starts with the space and the tenants it can serve. We help present your property's strengths and manage the path from inquiry to agreement.

  • Review the property, asking terms and target tenants.
  • Prepare a focused listing and marketing approach.
  • Coordinate inquiries, tours and prospective tenant information.
  • Support lease negotiations and communication through the process.
Discuss your property →

Did you know?

The asking rent is only part of the picture.

Two spaces with the same base rent can have different total costs. Ask what is included, which expenses are additional, and how costs may change during the term. Fit-out, moving and utilities also belong in your budget.

Leasing, explained

A few terms worth knowing.

Base rent & additional rent

Base rent is the charge for occupying the space. Additional rent covers other costs assigned to you by the lease, which may include property taxes, insurance and shared maintenance. Check exactly what is included.

Triple net (NNN)

A lease structure where the tenant typically pays base rent plus a share of property taxes, insurance and operating or maintenance costs. The lease defines the actual responsibilities.

Tenant improvements

Changes that adapt a space for your business. A landlord may negotiate a contribution toward the work; confirm the amount, approvals, payment conditions and who owns the improvements.

Renewal options

An option may allow you to extend the lease under specified conditions. Notice deadlines and the method for setting the new rent matter—renewal is not automatic.

General information only. Your lease wording determines your obligations; review it with your legal adviser before signing.

A conversation is a good place to start.
