Base rent is the charge for occupying the space. Additional rent covers other costs assigned to you by the lease, which may include property taxes, insurance and shared maintenance. Check exactly what is included.

For each shortlisted address, test the trip from the transit stop or parking area to the suite itself. Consider visitors who have never been there before, access outside normal hours and any accessibility requirements. Compare actual journeys to offices in Vancouver, Burnaby, Richmond, Surrey, Langley or Abbotsford rather than relying only on distance.
Check whether the layout supports quiet work, calls, meetings and shared tasks. Ask about heating and cooling hours, internet options, building access, visitor parking and booking rules for shared amenities. Confirm what is included with the particular suite.
An attractive reception area cannot make up for a layout that requires extensive work. Before comparing costs, identify which spaces can accommodate your team with minimal changes and which need a separate fit-out estimate.
The word “office” covers many activities, but a particular unit may not suit all of them. Confirm the approved use and requirements for your business. For example, Abbotsford’s business-licence guidance explains that licensing helps ensure business locations meet zoning requirements.
Compare your current needs with a realistic growth scenario. Ask about available adjacent space and discuss any proposed flexibility with the landlord; do not assume expansion or changes will be available later.
